
Should I live in Bentonville or Bella Vista?
If you’re thinking about moving to Northwest Arkansas, there’s a good chance you’ve asked yourself:
I have this conversation all the time with people relocating here.
On a map, it looks like a simple decision. Bentonville and Bella Vista literally border each other. But living in these two cities can feel like two completely different versions of Northwest Arkansas.
Bentonville offers convenience, restaurants, culture, shopping, and a more connected city lifestyle.
Bella Vista offers lakes, golf, trails, trees, privacy, and often more house and land for your money.
Neither is automatically better. The right choice depends on how you want to live.
Here are seven differences I think matter most.

1. City Living vs. Living in the Woods
This may be the simplest way to describe the difference.
Bentonville
Depending on where you live, Bentonville can put you close to:
- Restaurants and coffee shops
- Schools and parks
- Shopping
- Downtown
- Crystal Bridges
- Trails
- Major employers
You’ll also find more traditional subdivisions with sidewalks, neighborhood pools, HOAs, and similar architectural styles. Bentonville is adding more townhomes, apartments, condos, and mixed-use developments as it grows.
Bella Vista
Drive north into Bella Vista and the environment changes quickly.
Trees dominate the landscape. Roads wind around hills, lakes, and valleys. Homes are often tucked into the terrain, and depending on the property, you may barely see your neighbors.
The simplest comparison: Bentonville keeps you close to the action. Bella Vista can make you feel like you’ve left it behind.
2. What Does Your Money Buy?
Looking at the six-month sales period I analyzed in 2026:
- Bella Vista median home price: approximately $385,000
- Bentonville median home price: approximately $470,000
That’s roughly an $85,000 difference.
But price alone doesn’t tell the whole story.
In Bentonville, buyers often pay a premium for location, shorter commutes, schools, restaurants, shopping, downtown access, and proximity to Walmart.
In Bella Vista, buyers may get more space, privacy, trees, lake or golf access, and larger lots.
Comparing Similar Price Points
I also compared homes between approximately $725,000 and $775,000.
The average Bentonville home was about:
- 4 bedrooms
- 3 bathrooms
- 3,086 square feet
- 0.32 acres
The average Bella Vista home was about:
- 3 bedrooms
- 3 bathrooms
- 3,396 square feet
- 0.78 acres
At that price point, Bella Vista offered roughly 300 more square feet and more than twice the lot size.
And Bella Vista has more new construction than many buyers expect.
During the period I analyzed, about 38% of Bella Vista sales were new construction, compared with approximately 30% in Bentonville.
3. Convenience Can Be Very Different
Bentonville is hard to beat for everyday convenience.
Groceries, restaurants, coffee, schools, doctors, shopping, and work may all be relatively close.
Bella Vista is different.
Someone may tell you Bella Vista is “15 minutes from Bentonville.”
That can be true—but it depends entirely on which part of Bella Vista.
Living near Highway 71 is very different from living farther west, near the Missouri line, or deep inside one of the lake communities.
Your trip into Bentonville might take 15 minutes. It might also take 30.
Don’t Measure Bella Vista in Miles
This is one of my biggest pieces of advice:
Measure your Bella Vista commute in minutes, not miles.
The roads curve around lakes, hills, and valleys. A 10-mile drive may take longer than you expect.
And don’t test your commute at 10:00 on a Sunday morning.
If you’ll leave for work at 7:30 on Tuesday, drive it at 7:30 on Tuesday. Then test the trip home during evening rush hour.
That tells you what your real daily life will look like.
4. The Amenities Are Excellent—but Different
Both communities offer a lot to do.
Bentonville
Bentonville’s amenities tend to be more cultural, urban, and event-focused:
- Crystal Bridges
- The Momentary
- Downtown Bentonville
- Restaurants and coffee shops
- Farmers markets and events
- Bentonville Community Center
- Razorback Greenway
- Slaughter Pen
- Coler Mountain Bike Preserve
- Hand Cut Hollow
Bella Vista
Bella Vista is much more recreation-focused:
- Lakes
- Golf
- Fishing
- Boating
- Kayaking
- Mountain biking
- Hiking
- Pickleball
- Swimming
- Fitness centers
- Disc golf
One way I like to describe it:
Bentonville gives you lots of places to go do things. Bella Vista gives you lots of things to do where you live.
Both are excellent for mountain biking. Bentonville has Coler, Slaughter Pen, and Hand Cut Hollow, while Bella Vista has extensive trail systems including Back 40, Blowing Springs, and Tunnel Vision.
5. The Land Is Completely Different
This is easy to overlook when shopping online.
Bentonville lots are generally more developed. You’re more likely to find:
- Flatter yards
- Sidewalks
- Cleared lots
- Traditional neighborhood layouts
- Smaller lots
Bella Vista is defined by its terrain:
- Ridges
- Valleys
- Creeks
- Rocks
- Mature trees
- Steep driveways
- Sloped backyards
And remember: acreage doesn’t always equal usable acreage.
A three-quarter-acre Bella Vista lot may provide incredible privacy, but if much of it is a steep wooded hillside, you aren’t using all of it as a traditional backyard.
Want a Basement?
Bella Vista has a major advantage.
During the year I analyzed, Bentonville had approximately 45 home sales with basements, while Bella Vista had approximately 349.
Bella Vista’s terrain makes walkout basements much more common.
If a basement is high on your wish list, Bella Vista may give you far more options.
6. Don’t Forget the Hidden Costs
Purchase price isn’t the same as total cost of ownership.
In Bentonville, consider:
- HOA dues
- Higher land values
- Landscaping requirements
- Neighborhood covenants
- Smaller lots for the money
In Bella Vista, consider:
- POA assessments
- Septic systems
- Propane at some properties
- Steep driveways
- Drainage
- Retaining walls
- Tree maintenance
- Gutters
- Deck maintenance
- Amenity fees
Those beautiful trees provide shade and privacy—but they also produce leaves, limbs, storm cleanup, and maintenance.
Bella Vista may cost less to buy, but not every Bella Vista home costs less to own.
7. Your Lifestyle Should Make the Decision
This is ultimately what matters.
Bentonville may fit you better if you value:
- Convenience
- Shorter commutes
- Restaurants and coffee shops
- Shopping
- Downtown activities
- Traditional neighborhoods
- Sidewalks
- Being close to work and activities
For families constantly going between school, practices, friends, work, and events, that convenience can be extremely valuable.
Bella Vista may fit you better if you value:
- Trees
- Privacy
- Golf
- Lakes
- Boating
- Fishing
- Mountain biking
- Larger lots
- Quiet evenings
- More house for your money
Bella Vista may also make sense if you don’t mind driving farther and are comfortable with things like septic systems, POA rules, and steeper terrain.

Which is better for mountain biking?
Both have exceptional trail systems. Your preferred type of riding and how close you want to live to a trailhead may ultimately determine the better fit.

This really isn’t about which city is better.
It’s about which one better fits the way you want to live.
Bentonville gives you convenience, restaurants, culture, shorter commutes, and a more connected city lifestyle.
Bella Vista gives you trees, lakes, golf, trails, privacy, larger lots, and a home that can feel much more like a retreat.
I’ve had people move here convinced they wanted Bentonville and fall in love with Bella Vista.
I’ve also had people think they wanted a quiet house surrounded by trees until they realized they didn’t want a 30-minute drive every time they needed something.
Your lifestyle matters just as much as your budget.
