7 Reasons You Should NOT Move to Bentonville, Arkansas

I’m a real estate broker. I live in Bentonville, and I sell quite a few homes in and around the area.

And I’m about to give you seven reasons why you might NOT want to move to Bentonville, Arkansas.

Bentonville is an incredible place to live. But Northwest Arkansas isn’t one-size-fits-all.

One of the biggest mistakes I see relocation buyers make is deciding they want to live in Bentonville before figuring out what they actually want their life to look like.

Bentonville offers great restaurants, trails, museums, corporate opportunities, and a thriving downtown. But those advantages come with trade-offs.

So before you start shopping for a house, here are seven reasons Bentonville might not be the right fit.

1. You Want the Most House for Your Money

Bentonville commands a premium when it comes to real estate.

Buyers are paying for location, accessibility, schools, trails, downtown amenities, and proximity to major employers.

But what if your priority is simply getting the most house and land for your money?

I compared homes sold between $600,000 and $800,000 over a recent six-month period.

CityMedian HomeMedian LotMedian Year Built
Bentonville4 bed, 3 bath, 2,851 sq. ft.0.27 acres2012
Centerton4 bed, 4 bath, 2,868 sq. ft.1.21 acres2025
Bella Vista3 bed, 3 bath, 2,800 sq. ft.0.57 acres2005
Gravette4 bed, 3 bath, 2,781 sq. ft.5 acresNot specified

These are snapshots of homes sold within that price range, not typical homes across each entire city.

Notice the difference.

In Centerton, buyers in this sample were getting newer homes and larger lots. Bella Vista offered more wooded space, while Gravette provided substantially more acreage.

And some properties outside Bentonville are still located within the Bentonville School District.

My point isn’t that Bentonville is overpriced. It’s that you’re paying for a different set of benefits.

If the house matters more than the address, another Northwest Arkansas community may stretch your dollar further.

2. You Want Acreage, Privacy, and Elbow Room

I hear this request frequently:

“Anthony, I want at least two acres, 3,500 square feet, a shop, a swimming pool, and nobody looking into my backyard.”

You can find properties like that in Bentonville.

But your options are limited—and expensive.

When I researched Bentonville properties with at least 3,500 square feet and two acres, I found:

  • 17 active listings meeting the basic size and acreage criteria.
  • All 17 were priced above $1 million, with some reaching approximately $3.2 million.
  • Only 21 comparable properties had sold during the previous year.
  • Just three of those sales were below $1 million.

And remember, not every property had a pool, shop, or the level of privacy buyers might want.

Now expand the search beyond Bentonville.

Across the broader MLS, I found approximately 205 active properties meeting the size and acreage criteria, with more than 100 located within 30 miles of downtown Bentonville.

That opens up possibilities in places like:

  • Gravette
  • Pea Ridge
  • Hiwasse
  • Rural areas around Rogers
  • Communities farther south toward Fayetteville

If your dream involves acreage, a workshop, and room to spread out, you may find more options outside Bentonville without giving up access to Northwest Arkansas.

3. You Want Lake Living or a House Surrounded by Trees

Bentonville is known for its trails and outdoor recreation.

But it’s not necessarily where I’d send someone looking for lakefront living or a heavily wooded property.

Much of Bentonville’s newer residential development consists of planned neighborhoods built on former open land.

That often means smaller lots, young trees, and homes closer together.

If your ideal morning involves walking outside to a lake, kayaking, or enjoying a backyard surrounded by mature trees, I’d encourage you to explore other communities.

Consider Bella Vista or Beaver Lake

Bella Vista offers a particularly different lifestyle with:

  • Seven lakes
  • Golf courses
  • Extensive mountain biking trails
  • Mature trees
  • Wooded lots
  • Hilly terrain
  • Greater separation between many homes

You might also consider lakefront areas around Beaver Lake near Rogers, Lowell, Springdale, or Fayetteville.

Of course, Bella Vista has its own considerations, including its Property Owners Association, terrain, and maintenance requirements.

But if you want to kayak in the morning, play golf in the afternoon, and ride a trail in the evening, Bella Vista may fit your lifestyle better than Bentonville.

4. You Hate Construction, Growth, and Change

If seeing another construction crane makes your blood boil, Bentonville probably isn’t for you.

The city is changing rapidly.

We’re seeing:

  • Road construction
  • New apartments and housing
  • Hotels
  • Corporate development
  • Restaurants
  • Trail expansion
  • Downtown redevelopment
  • More density

Some people love being part of that energy.

Others move to Arkansas specifically because they want life to slow down.

And while Bentonville may feel slower than Los Angeles, Dallas, or Chicago, it doesn’t necessarily feel slow to those of us who have lived here for years.

Roads change. Traffic patterns change. Empty land becomes new neighborhoods.

And there’s more development coming.

If you want to enjoy Bentonville’s restaurants, trails, and events without living in the middle of that growth, you don’t necessarily have to live within the city.

You could explore smaller surrounding communities and visit Bentonville whenever you want.

Just understand that growth is happening throughout much of Northwest Arkansas, too.

5. You Don’t Use the Amenities You’re Paying a Premium to Live Near

This one is especially important.

Ask yourself a few questions:

  • Is living five or ten minutes from downtown Bentonville important to you?
  • Do you regularly mountain bike at Slaughter Pen or Coler?
  • Do you work at Walmart or for one of its suppliers?
  • Do you frequently visit Crystal Bridges or the Momentary?
  • Do you enjoy Bentonville’s restaurants, coffee shops, and downtown events?

If your answer to most of those questions is no, why pay a premium to live near them?

I believe a location premium is worth paying only when it improves your day-to-day life.

If you rarely visit downtown, don’t ride the trails, and work remotely, a larger property in another community might make more sense.

Bentonville’s amenities are fantastic.

But they don’t necessarily have the same value to everyone.

6. You Want a Big-City Experience

This one catches some relocation buyers off guard.

Bentonville has impressive restaurants, museums, business activity, and cultural amenities for a city its size.

But it’s not Dallas, Denver, Minneapolis, Chicago, or Los Angeles.

You won’t find:

  • Major professional sports franchises
  • Endless nightlife
  • A massive downtown skyline
  • The same variety of restaurants as a major metro
  • A huge urban core
  • Major-city public transportation

Northwest Arkansas is better understood as a collection of connected cities—Bentonville, Rogers, Springdale, and Fayetteville—rather than one enormous metropolitan center surrounded by suburbs.

We have excellent amenities, including Crystal Bridges, the Walmart AMP, the Razorback Greenway, and University of Arkansas athletics.

And downtown Bentonville has something happening throughout much of the year, from First Fridays to farmers markets and cycling events.

But if you’re accustomed to a major metropolitan area, you may find the entertainment options more limited.

Northwest Arkansas punches above its weight, but it is still a smaller metropolitan area.

For some people, that’s exactly the attraction.

For others, it takes getting used to.

7. You’re Looking for Traditional Small-Town Arkansas

When some people picture Arkansas, they imagine:

  • Rural communities
  • Open land
  • Very low home prices
  • A slower pace of life
  • Small-town living
  • Little development

Bentonville may surprise them.

Here, you’ll find Walmart’s corporate headquarters, national and international business connections, entrepreneurs, startups, luxury homes, upscale restaurants, museums, and mountain bikers everywhere.

It’s a growing, increasingly sophisticated community.

And it’s not particularly inexpensive compared with many other parts of Arkansas.

If you’re looking for a quiet rural lifestyle where little changes from year to year, Bentonville may be one of the last places I’d recommend starting your search.

There are other Arkansas communities that may better match that expectation.

So, Who SHOULD Move to Bentonville?

Here’s the funny thing.

Everything I’ve just told you about why you shouldn’t move to Bentonville might be exactly why you want to live here.

Bentonville may be an excellent fit if you value:

  • Great restaurants and coffee shops
  • Trails and outdoor recreation
  • Corporate career opportunities
  • A thriving downtown
  • Museums and cultural events
  • Access to major employers
  • An active community
  • Continued investment and development

Some buyers love living in a city that feels like it’s becoming something bigger.

Others would rather enjoy those benefits from a quieter community nearby.

Neither choice is wrong.

Is Bentonville a good place to raise a family?

Bentonville can be an appealing choice for families who value access to schools, parks, trails, recreation, and community activities. However, housing budgets, commute times, and neighborhood preferences should all factor into the decision.

For many people, absolutely. But its location premium makes the most sense when you regularly use the amenities, employment opportunities, and conveniences that come with living there.

Final Thoughts: Is Bentonville Right for You?

I love Bentonville. I live here, work here, and help people buy and sell homes throughout the area.

But I also recognize that Bentonville isn’t the right fit for everyone.

If you’re looking for acreage, lake living, a slower pace, or the most house for your money, another Northwest Arkansas community may be a better choice.

On the other hand, if you want restaurants, trails, culture, corporate opportunities, and a growing city with plenty happening, Bentonville might be exactly what you’re looking for.

The question isn’t whether Bentonville is a good place to live.

The question is whether Bentonville is the right place for the way you want to live.
