A few years ago, I made a video about moving from California to Arkansas.
A lot has changed since then.
Arkansas is still substantially more cost-effective than California overall. But if you’re looking specifically at Northwest Arkansas, there’s something you need to understand:
It’s no longer the unbelievably cheap secret it once was.
I help a lot of people relocate from California to Bentonville and Northwest Arkansas, and the financial difference can still be significant. But housing cost is only one part of the decision.
You also need to think about:
- Cost of living
- Taxes
- Jobs
- Traffic
- Transportation
- Weather
- Healthcare
- Travel
- Food and entertainment
- Lifestyle
- Cultural differences
This isn’t about deciding whether California or Arkansas is “better.”
It’s about whether Arkansas is better for the life you’re trying to create.
California vs. Arkansas at a Glance
| California | Arkansas / Northwest Arkansas | |
|---|---|---|
| Housing | Significantly higher statewide | Lower overall, but NWA costs more |
| Property Taxes | Can be substantial depending on property | Often lower |
| Traffic | Major congestion in large metros | Shorter commutes, but NWA traffic is growing |
| Public Transit | More options in major metros | Limited; largely car-dependent |
| Weather | Varies widely; mild in many coastal areas | Four seasons, humidity and severe storms |
| Outdoor Lifestyle | Beaches, mountains, desert, forests | Lakes, trails, rivers, Ozarks |
| Jobs | Massive, diverse economy | Strong NWA corporate/logistics economy |
| Healthcare | Extensive specialty care in major metros | Good general care; some specialty gaps |
| Air Travel | Multiple major international airports | Smaller airports and fewer nonstop destinations |
| Lifestyle | Large-market amenities | Smaller-market convenience and outdoor access |
1. Your California Housing Equity May Go Much Further
Let’s start with the obvious one: housing.
California home values remain dramatically higher than Arkansas overall.
But comparing the entire state of California with the entire state of Arkansas doesn’t tell you what it costs to live in Bentonville, Rogers, Bella Vista, or Fayetteville.
Northwest Arkansas operates more like a growing mid-sized market.
Homes in downtown Bentonville, desirable school districts, lakefront areas, acreage properties, and certain luxury communities can easily reach seven figures.
Still, California buyers often arrive with a major advantage:
Equity.
I’ve had clients sell expensive California properties and buy homes here for cash.
Depending on your budget, Northwest Arkansas may give you:
- More square footage
- A larger lot
- Newer construction
- A three-car garage
- A home office
- A pool
- A shop
- Acreage
But don’t overspend simply because you can.
If you sell a California home for $2 million, that doesn’t mean you need an $800,000 or $900,000 house here.
Sometimes the home that actually fits your needs costs considerably less.
2. Arkansas Is Cheaper—but Your Income Matters
Housing is only part of the cost-of-living equation.
Many everyday services can cost less in Arkansas, including things like:
- Parking
- Personal services
- Childcare in some situations
- Property taxes
- Certain housing-related expenses
But don’t expect everything to suddenly cost half as much.
Groceries, vehicles, national retailers, airfare, and homeowners insurance may not feel dramatically cheaper.
And there’s another important consideration:
What happens to your income?
Some of my clients have kept their California salaries while working remotely from Arkansas.
That can create a significant increase in buying power.
But if you’re leaving your California job and taking a substantially lower-paying position here, the calculation changes.
Arkansas can cost less without automatically making you financially better off.
Compare both sides:
What will your expenses become—and what will your income become?
3. Taxes Are Different
Taxes should be part of your relocation planning, especially if you’re:
- Selling a high-value California property
- Retiring
- Selling a business
- Realizing large capital gains
- Moving investments
- Changing residency
Arkansas and California have very different state and local tax structures.
Property taxes can also be significantly different depending on the properties you’re comparing.
However, Arkansas sales taxes can surprise newcomers. Combined state and local rates in parts of Northwest Arkansas can be higher than California transplants expect.
The important thing is not to make a relocation decision based on a meme or someone’s social media post about taxes.
Talk to your CPA or financial adviser about your specific situation before moving assets or establishing residency.
I’m a real estate broker—not your CPA.
4. The Political and Regulatory Environment Is Different
California and Arkansas have different political histories, state governments, and approaches to public policy.
Those differences can affect areas such as:
- Taxes
- Business regulation
- Environmental regulation
- Firearm laws
- Education policy
- Abortion policy
- Other state and local regulations
But Arkansas isn’t culturally or politically identical from one community to another.
Downtown Fayetteville can feel different from rural Benton County. Bentonville can feel different from a small town in southern Arkansas.
Northwest Arkansas also has significant national and international influence because major employers such as Walmart, Tyson Foods, and J.B. Hunt attract employees from across the country and around the world.
If state or local policies matter to your move, research the specific laws and community you’re considering rather than assuming every part of Arkansas is the same.
5. Your Commute May Get Much Shorter
This is one of the differences my California clients notice quickly.
Someone moving from Los Angeles or the Bay Area may be accustomed to spending an hour—or considerably longer—commuting each way.
Northwest Arkansas has traffic, and it’s getting worse as the region grows.
We have congestion around:
- I-49
- Walton Boulevard
- Highway 102
- Highway 71
- Highway 72
- Major Bentonville corridors
- Fayetteville during major events
Construction can also change your commute unexpectedly.
But we’re generally not talking about sitting on a California freeway for hours.
A drive that takes me about 10 minutes in the middle of the day might take 18 or 20 minutes during morning traffic.
That’s annoying to a longtime local.
To someone who moved here from Los Angeles?
Maybe not so much.
Northwest Arkansas Is Still Car-Dependent
This is important.
Public transportation is much more limited than what you may be accustomed to in a major California metro.
Most people drive to:
- Work
- Groceries
- Church
- Restaurants
- School
- Activities
There is no passenger rail connecting the Northwest Arkansas cities.
If you’re accustomed to robust urban transit, this may be a bigger adjustment than you expect.
6. Northwest Arkansas Has a Strong Job Market—but It’s Different
This is where Northwest Arkansas needs to be separated from the rest of the state.
The regional economy includes major employers such as:
- Walmart
- Tyson Foods
- J.B. Hunt
- Suppliers and vendors
- Healthcare systems
- Logistics companies
- Construction
- Real estate
- Hospitality
- University of Arkansas
There is also a growing entrepreneurial ecosystem.
But Northwest Arkansas doesn’t offer the same breadth of industries as California.
If you’re moving here with a remote California job, ask yourself one important question:
If that job disappeared tomorrow, could I replace my income locally?
We’ve seen remote employees relocate only to have their employers later require them to return to the office.
Understand your options before you move.
7. The Weather Will Be a Major Adjustment
California is enormous, so obviously weather varies depending on where you’re coming from.
But if you’re leaving coastal Southern California, Northwest Arkansas weather will feel very different.
We have four distinct seasons.
Spring
Beautiful—but stormy.
Expect:
- Thunderstorms
- Tornado watches and warnings
- Hail
- Heavy rain
- Pollen
Summer
Hot and humid.
And yes, humid is the important word.
Fall
This may be my favorite season.
Northwest Arkansas can be beautiful when the Ozark leaves turn orange, yellow, and red.
Winter
Winters vary.
Some years are relatively mild. Others bring snow, ice, and very cold temperatures.
Weather Matters When Buying a House
California buyers should pay attention to:
- Roof condition
- Hail history
- Drainage
- Previous water intrusion
- Storm shelter options
- Flood risk
- Homeowners insurance
A manufacturer’s “30-year roof” doesn’t necessarily mean you’ll get 30 years out of it in Northwest Arkansas weather.
Check insurance pricing before you’re too far into the home-buying process.
8. Arkansas Gives You More Nature in Everyday Life
California wins when it comes to sheer variety.
You have:
- Pacific beaches
- Sierra Nevada mountains
- Redwood forests
- Desert
- Skiing
- Dramatic coastline
Arkansas doesn’t replicate that.
Our mountains aren’t California mountains.
But Arkansas can give you something different:
Nature becomes part of ordinary life.
Northwest Arkansas offers:
- Mountain biking
- Hiking
- Lakes
- Rivers
- Fishing
- Boating
- Golf
- Trees
- Larger lots
- Lower population density
You have trail systems such as Coler, Slaughter Pen, Back 40, Little Sugar, Centennial Park, and Kessler Mountain.
Bella Vista offers lakes and golf.
And outside the metro, you have destinations such as the Buffalo National River and some of the most photographed scenery in the Ozarks.
California offers a wider variety of landscapes.
Arkansas may give you easier everyday access to nature.
9. You May Miss California Food, Entertainment, and Travel Options
Northwest Arkansas punches above its weight for a metro its size.
We have:
- Crystal Bridges
- The Momentary
- Walton Arts Center
- Walmart AMP
- University of Arkansas athletics
- Mountain biking events
- Festivals
- Growing restaurants
- Community events
But this isn’t Los Angeles, San Diego, or San Francisco.
Some of my California clients miss:
- The depth of Mexican food
- Broader international cuisine
- Professional sports
- Major concert tours
- Nightlife
- Late-night restaurants
- Endless neighborhood variety
- Beaches
Air travel is another adjustment.
XNA is convenient, but it doesn’t offer the enormous selection of nonstop destinations you get from California’s major airports.
If your children, family, or business connections remain on the West Coast, price out those flights before moving.
Think about Thanksgiving, Christmas, graduations, weddings, and family emergencies—not just one vacation per year.
10. Healthcare Deserves Serious Research
Northwest Arkansas has hospitals, physicians, specialists, and significant healthcare investment.
But it does not have the same depth of specialty care available in major California metropolitan areas.
Depending on your needs, some residents travel to larger regional medical centers outside Northwest Arkansas for highly specialized care.
That’s especially important for:
- Retirees
- Families with specialized pediatric needs
- People managing complex chronic conditions
- Anyone who regularly sees a subspecialist
Healthcare is expanding in Northwest Arkansas, including new medical education and healthcare investment.
But if you currently rely on a specialist in California, don’t assume you’ll find an identical level of care five minutes from your new house.
Research your specific healthcare needs before you move.
11. The Social Adjustment May Surprise You
This is harder to quantify, but my California clients mention it.
People may:
- Hold the door for you
- Smile at you
- Start conversations
- Talk to neighbors
- Ask where you’re from
- Ask why you moved here
Sometimes they’re simply curious.
Northwest Arkansas is also filled with transplants.
I wasn’t born here. I grew up in Michigan.
My neighbors and many people I meet through work, church, cycling, and everyday life came from somewhere else too.
Yes, you’ll occasionally hear someone say:
“We’re full. Don’t move here.”
Rapid growth has created real frustrations for longtime residents.
But an online comment section doesn’t necessarily represent what your day-to-day interactions will be like.
The best way to understand the culture is to spend time here yourself.
What Should You Do Before Moving From California to Arkansas?
If you’re seriously considering the move, here are the things I recommend before buying a house:
- Visit in different seasons. If possible, experience both summer humidity and winter weather.
- Consider renting first. Yes, a real estate broker just told you to rent. I’d rather you understand the area before spending $1 million on the wrong house.
- Try different communities. Spend time in Bentonville, Bella Vista, Rogers, Springdale, Fayetteville, and surrounding areas.
- Test your real commute. Drive it during the time of day you’ll actually be traveling.
- Verify your remote-work policy. Don’t assume your California employer will allow permanent remote work forever.
- Research healthcare. Especially if you or a family member needs specialized care.
- Talk to your CPA. Understand the tax implications before moving residency, investments, or major assets.
- Price out air travel. Know what it will cost to maintain your California family and business connections.
- Check homeowners insurance early. Weather and roof condition can affect your costs.
- Choose your lifestyle before your house. Decide what you want daily life to look like, then choose the community that supports it.
